This home in Wyoming, Ohio was experiencing some issues with settling. The customer specifically noted their floors were sloping throughout the house, and they had a crawl space that was 2 feet high. We were able to stabilize this sinking foundation by installing a system of helical piers along the side of the home that was sinking. As you can see, the footing on this home was probably not deep enough to prevent settling. Either way, we were able to combat this problem by ensuring our piers were attached correctly to the foundation, driven into load-bearing strata, and we even lifted the home a little bit with our hydraulic system. You can see the hydraulic system in the before picture by looking at the attached red and blue hoses. We were able to straighten out the floors in the home and were able to ensure the home won't settle any more.
Filling in wall cracks with a sealant may fix the short term problems, but the long term probably will still exist. Bowing walls can lead to some serious problems if not addressed, so give us a call for a free estimate!
The sinking corner of this garage in Newport, KY, was causing a large crack to appear between the mortar in the block wall. When a block wall cracks due to settling, it commonly appears in a "stair-step" fashion. If you'll notice in the before picture, the crack looks like a staircase, and so that's where the name comes from. This often happens because the weakest point in a block wall is the mortar, so the mortar breaks away first. If you'll notice in the after photo, we were able to lift the foundation back up with our steel pier system, effectively closing the crack. Not only do our steel piers allow us to lift a structure back up, they also allow us to guarantee the foundation won't move vertically for the lifetime of the structure. After we completed the job, the homeowner was happy to be able to seal the crack back up without the thought of it ever being able to move again.
This pier underpinning project to stabilize this sinking foundation required us to tear down a fake wall. This homeowner was a previous client of ours when we stabilized the backside of their garage. The floors above this basement in Falmouth, KY, were sloping and sagging. This was not only resulting in loud creaking sounds for the inhabitants of the home when they walked across the floorboards, but it was also causing gaps to appear between the walls and floors upstairs. After inspecting the basement, our team found that several of the existing support posts were no longer providing adequate support to the main beams. We added our adjustable SmartJacks posts to permanently stabilize and lift the floor joist system. Once installed, the floors were level again, the creaking stopped, and the upstairs gaps closed up, restoring the home's comfort and stability.
