Unfinished Leaking Basement in Riverview, MI Finished

An unfinished basement that's leaking water can be a major problem for homeowners. Southfield, MI Sump Pump Customers Return for Help with Sinking Driveway and Pooling Water

Owners of a home in Southfield, MI were worried about their sinking sidewalk and driveway. Water was pooling in front of the house and turning into a sheet of ice during the cold months. The homeowners had sought help from HomeSpec Waterproofing and Foundation Repair just a year prior to address the water in the basement. They were happy with their sump pump solution and knew that HomeSpec would provide the right option for this issue as well.


A project manager named Elon went out to the home to investigate the sinking concrete during a free inspection. He took detailed notes and then discussed his findings with the homeowners. Installing TrenchDrain™ Grated Draining Pipe would capture water that had been pooling and direct it away from the concrete and home. To address the concrete that had already sunken, Elon recommended lifting the slabs with PolyLevel® Injection Foam. After lifting to an even level, the crew would seal the joints using NexusPro sealant and apply SealantPro, a protective layer. The homeowners approved of this repair plan and it was seen to completion by the teams of Fred and Rick.

Repeat HomeSpec Customer in Southfield, MI Gets Foundation Crack Fix

A homeowner in Southfield, MI originally reached out to HomeSpec Waterproofing and Foundation Repair with interest in external waterproofing solutions. Unfortunately, water was entering their basement and causing trouble. HomeSpec did help with waterproofing the home thanks to the foremen, Vernon and Ryan, and their team. All was well that could be seen. However, hiding behind a section of drywall in a new area, there was a large foundation crack that later began to leak. 


The homeowner reached back out to HomeSpec and a project manager soon visited. This project manager inspected the crack and came up with a plan to fix the leak. They proposed to the homeowner that HomeSpec use a high pressure urethane injection to stop the leak. The injected material would fill the space behind the foundation wall that was allowing water to enter the basement. The repair team would then seal the crack on the inside of the wall to further prevent leaks.

Southfield, MI Basement Waterproofed by HomeSpec

HomeSpec regularly works with property management companies to ensure their homes remain dry and safe. One such company in Southfield, MI reached out for help with a leaky bi-level basement and full basement. It was clear that water had been streaking down the walls, leaving stains and cracked paint in its wake. HomeSpec sent a senior project manager named Keith to take a look at the home and derive a plan based on its condition.

 

During the free inspection, Keith took note of where the water was entering from. He noticed a plethora of rod holes throughout the foundation. Keith determined that the best solution would protect the home using a handful of waterproofing products. First, the rod holes should be repaired with high pressure urethane injections by a skilled technician, like Domonique. Next, an internal drainage system should be installed using WaterGuard® French drains. This system would connect to a sump pump that would then discharge any water away from the foundation. 

Finally, the walls would be lined with CleanSpace® vapor barrier to direct water into the system. The completed project resulted in a drier, more aesthetically pleasing basement!
