Why Concrete Cracks & Sinks Over Time

Concrete is tough and durable, but it’s not immune to environmental changes. Over time, shifting soil underneath concrete slabs leads to cracking and settlement. These shifts are typically caused by moisture changes, poor compaction, and erosion. As voids form beneath the surface, unsupported concrete starts to sink and break.

Loose Backfill:

Soil added during home construction is often poorly compacted and gradually settles, leaving gaps below the concrete.

Drought Conditions:

When the ground dries out, soil shrinks, causing concrete to drop and form cracks.

Rain & Erosion:

Water intrusion can wash away or soften the soil, undermining support and leading to slab sinking.

Soil movement is a natural process, but that doesn’t mean the damage has to be permanent. Restore your concrete with help from your local PolyLevel® professionals.

Modern Concrete Leveling in Portland, OR

Traditional mudjacking may offer a temporary fix, but it doesn’t solve the underlying problem. Plus it can cause more mess and disruption than it’s worth. For Portland homeowners and businesses, PolyLevel provides a cleaner, more precise alternative.

Our system uses expanding polyurethane foam that fills voids beneath concrete, gently lifting it back to a stable, even position. This innovative method works on residential sidewalks and driveways, as well as commercial slabs and warehouse floors.

Key Advantages of the PolyLevel® Solution:

  • Expanding Polyurethane Foam: PolyLevel® fills gaps and supports concrete to prevent further cracking or settling.
  • Eco-Friendly & Long-Lasting: Extends the life of your slabs without contributing to landfill waste.
  • Water-Resistant Formula: Won’t erode or degrade when exposed to rain and moisture.
  • Non-Invasive Installation: Quick, clean, and won’t disrupt your yard, driveway, or landscape features.

  • Project Location Portland, OR 97220
Comment We live in NE Portland and have a home that was built in 1928. The front steps look to have been poured separately from the porch and foundation. Unfortunately they look to have sunk roughly 3 inches over time. The middle two risers are 7" high each but the lower riser is now around 4" and the top 10". At some point someone did a bad cosmetic patch job on the outer seam only where the steps meet the porch. Looks like a few whacks with a cold chisel would break through the patch easily. Also just to note, the metal railing is not connected to the steps in any way. Do you think this is something that could be raised back to its original height so the riser height would be corrected?

Comment One of the concrete footers on my front porch is sinking and beginning to pull forwards and away from the house. This is cracking the wall inside as it pulls away. Similarly one of the footers on my back deck is sinking as well (but without interior damage). Looking for quote to raise these back up via polylevel, or another solution. First 2 images are of the front, last image is the back deck. Back deck is also on a concrete footer.
