What causes sinking concrete slabs?

The problem isn’t your concrete, it’s the soil beneath. When the soil beneath your concrete compacts or washes out, it leaves voids into which heavy concrete slabs sink. These voids need to be filled in order to raise the sunken slabs back to level.

How soil causes concrete to sink:

Concrete starts out durable, rigid, and weighty, making it a great material for residential patios and driveways to warehouse floors. Over time, the level soil underneath the concrete begins to shift with changes in the moisture content in the ground. Soil movement causes voids under the concrete and because concrete is heavy, it starts to sink. Because it’s rigid and inflexible, it starts to crack. Soil movement occurs in a variety of ways, including:

  • Backfilled Soil: Loose soil that is backfilled when a home is built is often not well compacted and settles over time, resulting in one or more voids under the concrete.
  • Droughts & Soil Shrinkage: In droughts, the soils under your concrete shrink, causing voids, as well as cracks and crevices in the concrete.
  • Rainfall & Erosion: When it rains, water finds its way into and under concrete slabs, causing the soil to soften and weaken, or wash away, leaving voids.

Soil movement is bound to occur, but the damage sunken concrete leaves behind doesn’t have to be permanent. Trusted concrete leveling solutions can easily help resolve such issues.

The Best Alternative to Mudjacking and Slab Jacking

Mudjacking, or slab jacking, is a concrete leveling solution that requires the demolition and replacement of an entire slab of concrete, a procedure that is time-consuming and expensive, not to mention disruptive to the property. PolyLevel® two-part foam expands instantaneously upon injection beneath a settled slab. The injection holes that our contractors drill through the slab are small and much less noticeable than those required for a typical mudjacking procedure. During the injection process, PolyLevel® expands many times its original volume and gains density, forcing the sunken concrete back to its initial level. It takes only a matter of minutes for the polymer to expand and reach more than 90% of its firmness!

Comment: We have two 46 1/2" x 46 1/2" slabs at our front door. They have sunk approximately 4'' and pulled away from the house due to water erosion. We have since repaired the water issue and would like the slabs raised and levelled so we may install railing.

Project Location: Etobicoke, ON M9B 2S5

Comment: I have a 1 car garage with serious cracking and sinking at the rear of the slab caused by water that was funneled to the front edge of the slab (by the garage door) that would enter a large gap and proceed under the garage slab and back to the rear and out a foundational seam between the house foundation and the garage foundation. I have filled the front gap which has finally allowed the majority of water to be diverted from going under. The gap formed due to the driveway sectional (non-monolithic) slabs falling away from the house and subsiding (also due to the same lack of water diversion) The total section of the 10x22 slab is approximately 8x10 of the rear, that has cracked into several substantial pieces forming somewhat of a concave bowl shape, with an overall edge drop of ~2" at the wall, to the lowest point being ~4.5" drop from original height to the right of center when facing the rear (about 7ft from the left north wall and 5ft from the rear). There is also a void under the slab from the same previously mentioned water erosion and settlement, seems to have been slab on dirt rather than base. I'm wondering on what the cost would be to use poly foam and fill any void and lift the sunken/cracked slab, as I'm fairly certain that it is transferring load of the diagonal sag and heave into the non-filled cement block foundational wall. I'm also looking to have the bare wall of my basement inspected (I've gutted the old 70's diy finishing (was absolutely terrible), and am concerned with the state of the existing foundation before beginning any re-finishing.

Comment: Hello, I would like to request a quote to repair and re-level our concrete front steps, which are sinking slightly to one side. In the winter, we notice a "bounce" when using the steps. There is also a crack in the bottom step and we would like to explore options for an anti-slip coating.

Project Location: Etobicoke, ON m9w 2j6

Comment: Concrete driveway open between joints.Water is going under the slab. What can I do to be fixed.

Project Location: Etobicoke, ON M9R 1P3

Comment: I have a severe void under my garage slab (8-15"). I have tried a mud-jacking but they couldn't put enough in to fill the void, so I essentially have "cones" of concrete below the array of holes. Now my slab has cracked at these holes and is sagging (by <1"). Need to get the entire void filled and slab leveled.
