This family has been in this home for years and just recently noticed water issues in the finished basement. Patrick had to rip out drywall and suck up water with a shop vac that was collecting about 20 gallons of water each day. They knew they needed a solution fast so they called us. We installed the WaerGuard which consists of a French drain that works with your sump pump to keep your space dry. The drain is installed under the floor but above the foundation to keep it from clogging. The drain collects the water that is leaking into the basement and sends it to the sump pump to be discharged outside of the home.

These new homeowners quickly discovered mold and moisture near their egress window, caused by a cracked retaining wall and poor drainage. To solve the issue, we installed a durable RockWell Egress Window Cover with a tan lid designed to match seamlessly. This solution protects the area from water intrusion, enhances safety, and keeps their basement bright and welcoming. Their egress window is now secure, stylish, and ready for years of use.

Our customer called with a sinking house - but only the part over the crawl space. Which means the crawl space is the problem. Upon inspection, we found inadequate support beams and support posts, which explains the sinking and unlevel floors in the home. 

We stabilized the crawl space with SmartJack crawl space support posts as well as steel beams to reinforce the wooden support beams. With all of the added support, the crawl space should no longer be a problem and the home above it will be safe and level.

In order to get fully waterproofed, this home in Grant, MI needed our WaterGuard installed. WaterGuard is a french drain system that sits below the floor slab and rests on top of the foundation footing. What this does is keep the drainage system out of the dreaded "mud zone", where drains are susceptable to clogging.

As you can see, WaterGuard is installed around the perimeter of the basement to fully maximize its effectiveness. It's also installed with minimal invasion to the slab, and once the project is complete, new concrete is layed over the drain, making it practically invisible to you or any guests in your home. The WaterGuard also has a drain outlet directly to the sump pump and will not cause any damage to the foundation.

It's extremely important for every homeowner to have a proper drainage system in their basement, especially around this area with all of the rain and snow that we get. Thanks to WaterGuard, this Grant, MI home now has a clog-free drainage system that will help keep their basement dry all year round.

The pipe exiting the basement wall in the before photo had been leaking and filling up the cinder blocks with water. Our crews patch up leaks like these with the sentry seal sealant. It’s a thick, waterproof membrane that protects against groundwater. The pipe led water away from the basement to an outlet in the yard. But with a leak in the wall, the water that should have been pumped out of the basement just ended up seeping back through the walls. Because the sentry seal membrane is used on wall cracks that are below ground, the crew normally needs to excavate the soil around the leak. However, in this case, the soil had already been excavated. As you can see in the after photo, the crew even used sentry seal over the pipe to make sure that neither it nor the wall would leak again.
