Justin on Hilton Head Island reached out to us with concerns of his floor being spongy and bouncy when he walks over the middle of his home. After our free inspection, it was determined that a concrete pillar in the crawl space was failing and no long supported the area. The main beam separated from the floor joist which gave no support. A SmartJack floor support was installed to fortify the area once again.
This home was experience in problem that many face in the Lowcountry- bouncy and sagging floors. As you can see from the before photo, the span between the wall and the center beam was so great that the wood has started to bow from the great amount of weight above and the severe lack of support below. The owners of this Port Royal, SC apartment complex had issues with one of their 2-story apartment buildings sinking on one side up to 10 inches! Not being able to rent the apartments closest to the sinking area, causing a loss in income, they researched online and called the experts at Lowcountry Foundation Repair to come and look at their foundation issues.
A combination of slab piers, a below-ground galvanized steel solution installed through the garage floors and helical piers, steel piers screwed into the ground around the perimeter of the building, were used to raise the foundation back to level. The combined system is designed to potentially lift slabs and any non-load bearing partition walls that may have settled along with the slab. It did for these building owners, and their building was bought level again. Now the apartments can be rented again!
