This 1980s, single-family home had a stem wall that was showing signs of failure. The stem wall on each side of the garage door is giving way and literally crumbling away to dust. The East side has a pretty big chunk ready to break away with a visible crack inside the garage. When moisture gets to the rebar inside the concrete it causes it to oxidize. As a result, the concrete begins to crack and crumble.

The Homeowner wants the sell the home but first wants to do the right thing and fix the stem wall. Our crew replaced the existing rebar with our non-ferrous composite.
The Homeowner of this early 2000s Chandler home noticed horizontal cracking in their stem well. The horizontal cracking was caused by the existing rebar becoming oxidized and damaging the surrounding concrete. Rightfully concerned, the Homeowner called Arizona Foundation Solutions and our crew replaced the rebar with our patented non-ferrous composite.
The stem wall at this Chandler home was showing signs of failure. our chip out existing failed concrete to fractured rock and behind existing rebar. Remove existing rebar and replace with our existing non-ferrous composite. They patched the stem wall with cement non shrink cement mortar patch then backfilled excavated area. AZFS warrants the replaced rebar against rust for the life of the structure.
Horizontal cracks in a stem wall are no laughing matter. When rebar becomes oxidized it grows in size causing damage to the concrete around it. Our system uses a non-corroding composite material.
