The basement experienced recurring leaks and flooding, placing utilities at significant risk of damage. The temporary liner covering the dirt floor offered minimal protection, while the persistently damp environment created ideal conditions for concealed mold growth. To effectively mitigate water intrusion and protect the space, a comprehensive waterproofing system was essential.
Vertical cracking observed in the garage foundation wall is indicative of differential settlement and potential structural distress. These conditions compromise the wall's load-bearing capacity, placing the overall structural integrity at risk. Immediate stabilization measures are recommended to prevent further deterioration and mitigate the likelihood of progressive failure.
The existing wooden support posts and temporary lally columns lacked the structural capacity to properly transfer loads, resulting in insufficient support and causing the floors above to sag over time.
